“Amazon’s DWS4 facility was critical to our organization’s continued operational excellence and growth in the Puget Sound region. Despite a delayed start due to permitting, which pushed our start date into the rainy season, Foushée absorbed the lost time and showed the flexibility required from a general contractor to successfully deliver a building which started behind schedule without compromising our original completion date. Foushée’s personnel was easy to work with and communicative throughout the entire project. I appreciated their ability to work with the City of Everett’s inspectors to open the facility for our use prior to full certificate of occupancy as we worked to finish landscaping and other small items around such a large site. Building Description and Use:

Mountainview DWS4 is a new concrete tilt-up single-story warehouse building (145,125 SF) with supporting office area and break room. The newly constructed facility is designed for a package delivery service. DWS4 is a 24-hour delivery stations that has three shifts working throughout the entire day. Packages arriving at this facility are prepackaged in cardboard boxes and labeled for shipping within local neighborhoods and areas surrounding the facility. The packages are brought into the facility via tractor trailer trucks, who use designated loading dock positions. once unloaded into the facility, the packages are sorted into more specific locations, put into bins and onto small mobile carts. These carts are rolled out to the loading area, from which the packages are loaded into vans for final delivery. the carts are approximately 42" long, 36" wide and 79" tall. the location of the carts can be seen on the plan. There is no high bay racking/high piled storage in the facility.

Project Information:

Mountainview was a tilt-up new construction building comprisingof 68 separate panels at 9 1/4" thick and up to 49.5' tall The building itself came out to a total of 145,125 SF with approximately 132,000 SF warehouse space and 13,000 SF for the office TI. DWS4 includes over 2,000 SF of exterior glazing on the TI exterior. The warehouse includes 12 overhead drive in high-speed doors and 14 overhead loading docks. The building uses a joist and decking roof structure with a TPO roofing system. The building footprint is 241,045 SF includeing a (2) 50,000 SF free standing, standing seem roof van canopies on the North and South side of the building. The project also includes 67.27 acres of site development with the installment of erosion control, 3 detention ponds with lift stations, site grading, installation of utilities both dry and wet utilities, and associated parking and landscaping.
