The Rivian Bothell tenant improvement is a 44,395SF new service center for the maintenance and repair of Rivian’s vehicles, comprised of 39,954SF service area space and 4,441SF of office and customer space. Housed in the service area are five two-post lifts, five flat service bays, a double wash bay, tire changing and wheel balancing equipment, and a four-post alignment rack, with power, compressed air drops, and EV charging provided at each service bay. 27 total EV chargers are installed on the project, three of which are Level 3 DC rapid charging units
Due to power constraints, the service area is ventilated via a “hybrid passive” strategy, which employs the use of a 90% efficient energy recovery ventilator unit on the roof, allowing the entire ~40,000SF space to be heated by the code minimum 8.5 BTU/SF, with ductwork and HVLS fans providing air movement within the area. The office houses a customer waiting lounge, all-user restroom, conference rooms, an employee office and restrooms, and breakroom, all built to Rivian’s prototypical standards.
