Location: Seattle, WA

Description: Three-and-a-half levels of office/retail, totaling 118,740 sq. ft., and two-and-a-half levels of parking with 292 stalls, totaling 88,855 sq. ft. The structure is post-tensioned concrete with varying floor-to-floor heights. Because the design review board required the exterior to have 17 different facets, it includes curtain wall, storefront, architectural metal panels, masonry, and architectural poured-in-place concrete. An extensive pedestrian plaza with terraces - a combination of colored/textured concrete, planters and public art - connects the street to the campus. Significant challenges included contaminated soils, ground water, a pile-supported foundation and working hour restrictions. Targeting LEED Silver.
