Canyon Pointe,
in Bothell, is a twin, three-story, “Class A” office
complex totaling 180,000 sq. ft. Perched overlooking the
valley, the 11-acre campus has pedestrian trails, water
features, and a plaza connecting
the two buildings.
The tall 14’ 6”
floor to floor heights accommodate the most demanding
mechanical and electrical systems for technology users.
It also allows the high performance glass to add
significant natural light deep into the tenant areas.
The large efficient 30,000 sq. ft. floors are designed
with additional structural capacity as well.
The buildings’
exterior is site-cast concrete, architectural metal
panels, curtain wall, punched window glazing system and
features “sun visors” at the third floor as well as
extensive deck patio areas.
In a market of
escalating costs, Canyon Pointe is a significant
exception. The design and construction efficiencies
reflect a 20 to 30% savings over competing “Class A”
projects.
