Adequate sized and zoned land parcels for auto dealerships in Bellevue are difficult to come by. So when 8.25 acres being used as a recycling center became available, Barrier Motors purchased it. Their vision was to re-develop the property to expand their business for future growth. The project team creatively planned and phased the project over a three-year period.

The first phase included the remodeling of the existing building into offices, service, and detail bays. The entire site infrastructure was developed including surface parking stalls. By adaptively re-using the existing building, significant permitting time was saved and construction costs were less than a new building.

The second phase included a 128,805 sq. ft., 417- stall, three-level parking structure.  The team's pre-construction and design efforts resulted in a very cost-efficient 300 sq. ft. per stall. A four-bay automated car wash that uses 100% reclaimed water was constructed as well.  20,000 square yards of concrete from the site was recycled.  It was used to increase soil bearing for the foundations and for backfill in utility trenches.

The third phase was a 60,800 sq. ft., three-story Audi dealership.  The design took advantage of the existing grade elevations to provide on-grade access to the building. The first floor has 39 state-of-the-art service bays. The second floor is a dramatic showroom, sales offices, service drive, customer lounge, parts department and employee locker rooms. The third floor is corporate and executive offices. A vehicular sky bridge connects the dealership to the parking structure.
